Bathroom work in North Miami Beach

North Miami Beach is mostly 1950s and 1960s single-family and small apartment buildings, with waterfront Eastern Shores homes being enlarged or replaced, so remodels range from basic kitchen updates to seawall and dock permits alongside the house.

Plumbing and building permits pulled by PSR. Unincorporated Miami-Dade (Kendall included) permits through the county’s RER Building division, while incorporated cities such as Miami, Miami Beach, Coral Gables and Hialeah run their own building departments — all enforcing the Florida Building Code’s High-Velocity Hurricane Zone provisions.

Bathrooms fail from the inside out. A beautiful tile job over a bad pan or an unvented drain is a leak in two years and a mold claim in five. We build the wet area to the manufacturer's waterproofing spec, have it inspected, and only then tile.

What's in the scope

  • Tub-to-shower conversions with curbless or low-curb entries, linear drains, and glass.
  • Full gut remodels: new layout, relocated drains and supply, new vanity, toilet, lighting and ventilation.
  • Tile and stone on floors, walls and niches, with a sealed, sloped shower pan under it.
  • Accessibility: grab-bar blocking, wider doors, comfort-height fixtures, no-threshold showers.

The permit

Moving a drain or adding a circuit needs a plumbing and electrical permit in every South Florida jurisdiction. We file it, meet the inspector for the rough-in and the final, and close it out. In a condo, we also handle the association's contractor paperwork and insurance certificate.

Questions we get asked

How long does a bathroom remodel take?

Two to three weeks for a conversion or refresh; four to six for a full gut with plumbing moves, plus the city's permit review time.

Do you handle condo association approvals?

Yes. We supply the certificate of insurance, licence copy, scope letter and schedule the association typically asks for, and we follow the building's work-hour rules.
