Flooring in Lauderdale-by-the-Sea
On a Florida slab, the floor is only as good as the moisture test and the levelling under it. We do both before a single plank or tile goes down.
Flooring work in Lauderdale-by-the-Sea
Lauderdale-by-the-Sea caps building heights to keep its low-rise character, so remodeling means 1950s–60s beach cottages, small motels and low condo buildings rather than towers, with salt air driving window, door and roof replacements.
Permit pulled by PSR where the jurisdiction requires one. Nearly every Broward municipality issues its own building permits through a city building department; the county’s Building Code Services Division covers the unincorporated areas, and the whole county sits inside the High-Velocity Hurricane Zone.
Almost every South Florida home sits on a concrete slab, and slabs sweat. Vinyl plank laid on an untested slab cups; tile laid on an unlevelled one lips and cracks. Our install starts with a moisture reading and a flatness check, and the quote includes whatever the slab needs.
What we install
- Porcelain and ceramic tile, including large-format and wood-look planks, with a decoupling membrane where the slab calls for it.
- Luxury vinyl plank (LVP): waterproof, pet-proof, and the most popular choice in the county for good reason.
- Engineered hardwood glued or floated to the manufacturer's spec for humidity.
- Removal and disposal of the old floor, including old tile and thinset, which is the part most quotes leave out.
Condos and sound
Many associations require a sound-rated underlayment and a signed flooring application before hard floors go into a unit. We know the common building specs and we file the paperwork.

Questions we get asked
Tile or luxury vinyl plank?
Tile lasts longer and runs cooler underfoot; LVP is faster to install, softer, and fully waterproof. In a ground-floor home with pets and kids we usually recommend LVP in bedrooms and tile in wet areas.
Does flooring need a permit?
Usually not for a like-for-like replacement in a house. Some cities and most condo associations require one or an application; we check and handle it.
