Flooring in South Bay

On a Florida slab, the floor is only as good as the moisture test and the levelling under it. We do both before a single plank or tile goes down.

Flooring work in South Bay

South Bay is the smallest of the Glades cities, where sugar-cane fields surround modest housing and remodels are practical updates — roofs, kitchens, baths — on homes sitting on the region’s organic muck soils.

Permit pulled by PSR where the jurisdiction requires one. Unincorporated Palm Beach County permits through the county’s Building Division, the larger cities run their own building departments, and although the county is outside the High-Velocity Hurricane Zone it is in the wind-borne debris region, so new openings still need impact protection.

Almost every South Florida home sits on a concrete slab, and slabs sweat. Vinyl plank laid on an untested slab cups; tile laid on an unlevelled one lips and cracks. Our install starts with a moisture reading and a flatness check, and the quote includes whatever the slab needs.

What we install

  • Porcelain and ceramic tile, including large-format and wood-look planks, with a decoupling membrane where the slab calls for it.
  • Luxury vinyl plank (LVP): waterproof, pet-proof, and the most popular choice in the county for good reason.
  • Engineered hardwood glued or floated to the manufacturer's spec for humidity.
  • Removal and disposal of the old floor, including old tile and thinset, which is the part most quotes leave out.

Condos and sound

Many associations require a sound-rated underlayment and a signed flooring application before hard floors go into a unit. We know the common building specs and we file the paperwork.

Questions we get asked

Tile or luxury vinyl plank?

Tile lasts longer and runs cooler underfoot; LVP is faster to install, softer, and fully waterproof. In a ground-floor home with pets and kids we usually recommend LVP in bedrooms and tile in wet areas.

Does flooring need a permit?

Usually not for a like-for-like replacement in a house. Some cities and most condo associations require one or an application; we check and handle it.
